Report sees good cottage supply
THERE aren't as many cottages for sale this spring on the west side of Lake Winnipeg, but that should soon change, says a new report from Royal LePage.
"Inventory levels are down slightly, but we expect this number to grow now that the recreational market has officially begun," Jim Muir, an agent with Royal LePage Dynamic Real Estate Winnipeg, said in the report.
Muir said prices in the area have remained stable this year. Waterfront properties cost an average of $300,000, while the average price for a non-waterfront cottage in the area is $125,000.
Royal LePage's 2012 Recreational Property Report examines market conditions in two of the province's primary cottage areas. The other is the Lac du Bonnet area northeast of Winnipeg.
It doesn't address market conditions in some of the other key local cottage areas, such as the east side of Lake Winnipeg, Lake Manitoba, and the Whiteshell/Lake of the Woods area.
Tammy Novakoski, an agent with Royal LePage Top Producers Real Estate, said buyer activity has been slower than expected in the Lac du Bonnet area. That, coupled with an increase in the number of properties for sale, has created a buyer's market, she said.
The Royal LePage report said $300,000 is also the average list price for waterfront properties in the Lac du Bonnet area. Inland properties cost an average of $160,000.
