Perfect for a young family
Split-level cab-over design a winner
As popular as bungalow and two-storey designs have become over the past few years, split-level cab-over designs have become less prevalent.
However, one can now be found at 107 Southview Crescent in South Pointe -- a 1,620-sq.-ft. design conceived by Signature Homes.
"This type of design is a very flexible, liveable design that's perfect home for a young family," said Signature's sales representative, Jeff McArthur. "With about 2,600 sq. ft of total space -- there's about 1,000 sq. ft. of space that can be developed downstairs -- it offers the separation that growing families need on multiple levels."
Because the basement is a decent size, the home can go from three bedrooms to five if need be, said McArthur.
"The great thing about this home is that there's space to put in one to two bedrooms and still have room left over for a rec room, four-piece bath and storage," he explained. "Even if the kids are younger, there's usually no problem with them taking a bedroom downstairs because the big, raised windows make the lower level so bright and welcoming."
As is customary with split-level homes, 107 Southview's foyer is set six steps down from the main level. That makes for a distinct, generous space where coats and shoes can be discarded in unobtrusive fashion. It also makes for an area that's ideal for a laundry room, which Signature's designers placed to the right-hand side of the foyer. That placement makes for a space that's functional and convenient, yet out of the way so that large piles of laundry stay out of sight.
The main level's design theme is three-pronged, featuring an open-concept design that's spacious, bright and well-segmented. The spacious feel is derived from a pair of design features, said McArthur.
"The first thing our design team (led by Reuben Diamond) did was put in vaulted ceilings to create a more spacious feel," he said. "All three key spaces on the main level -- the dining room, kitchen and family room -- have vaulted ceilings that make generous spaces feel even bigger."
Next is the main level's noticeable brightness, a quality that can be attributed to a wealth of windows.
"There's a huge amount of windows in the home, with windows on almost every wall on the main level. Light pours in from the foyer, dining room, family room and even filters in from the master suite from large, well-placed windows. When you combine all the windows with the open-concept design, you get a nice, bright main living area," said McArthur.
While the main level is an open-concept design, it features enough segmentation to ensure it doesn't feel like a big box in which all the key spaces have been haphazardly plunked down. For example, the dining room has been set off by itself at the front of the home with a four-foot entry/exit that connects it to the kitchen/family room area.
The kitchen was then demarcated from the family room by a seven-foot by three-foot granite-topped island with seating for three, while a generous dinette area was placed off by deck doors and yet another window. Ample buffer space between the kitchen and family room ensures that it is a separate entity. Again, the vaulted ceiling increases the feeling of space, and allows light to flow from the back to the front of the home freely.
Being a show home, finishing materials are impressive to say the least: hand scraped maple hardwoods (which run through the entire main level with the exception of the bedrooms), cappuccino maple cabinets, mocha tile backsplash, brown/black granite countertops and dark oak trim around the windows, doors and baseboards. Combined with dark oak doors, the dark oak trim allows a rich look to be attained while saving money.
Last but not least is the segmentation that the split-level design provides. The bedroom wing -- divided neatly from the family room by a one-third, oak-capped wall -- is an entity unto itself with two large bedrooms (both with vaulted ceilings and large windows) and a four-piece bath set conveniently between the two spaces.
Then -- eight steps up from the main level -- there's the master suite in its own private perch.
"Everyone who visited the home loved how private it is. Not only that, but it's also very bright with a huge picture window, yet warm due to the taupe carpet and walls," McArthur said. "For storage, it's got his and her closets instead of a walk-in closet, while the ensuite has a soaker tub and a cappuccino maple vanity with dual sinks on a brown laminate countertop. It's truly a space where parents can get away from it all in comfort, and style."
Although the show home -- with all its upgrades -- comes in at $424,900, he added that it can be acquired for under $400,00 with the basic finish package.
"You would still get maple cabinets, but instead of hardwoods, you might go with carpet or vinyl, and instead of granite, you can go with laminate countertops -- and you could go without the tile backsplash to save more money. You would still get the same great floor plan and features such as rounded walls," he said. "That makes for plenty of style and function at an affordable price."
