Whether a home is king-sized or compact, layout is key.
Consequently, if a 3,000-sq.-ft. home's floor plan isn't efficient, its liveability could be severely compromised. On the other hand, a smaller home can feel roomy and accessible if spaces are perfectly placed.
The Fremont D, a 1,767-sq.-ft. show home at 70 Edward Turner Dr. in Sage Creek would fall into the latter category, said Randall Homes sales representative, Tina Dixon of Century 21 Advanced Realty.
"Even though it's not an overly huge home, there's lots of room because the layout is so good. I love all the different angles, which add interest and definition to the different spaces. There's also lots of light because there's glass everywhere."
The Fremont D doesn't feature a great-room design that incorporates the living room, dining area and kitchen into a large, integrated space. Rather, it features a kitchen/eating area at the back of the home and a living room at the front.
"I really like the design because it's different. Even though the living room is a separate space, the function is still there because it's only steps away from the kitchen through an extra-wide doorway," she said.
"The room itself is big (16 feet by 15.8 feet) and bright due to a large (bay) picture window on its back wall. Light flows from the window into the kitchen/eating area and light flows back the other way from the big windows (including a bay window next to the dining area) to create a bright interior with just the right amount of openness and division."
The layout and finishes in the kitchen/eating blend style and utility. A long, angled island with double sink is functional because there's an eating nook for two.
Then, there are the finishes.
"Instead of hardwoods or tile, Randall's design team decided to put in a durable vinyl floor that not only looks great, but is easy to maintain. They also chose to put in taupe laminate countertops, which offer a nice, rich look," Dixon said. "It just proves that you can get a great look with vinyl flooring and laminate countertops. Both have come a long way in their look and quality during the last number of years."
The maple cabinets are a smoky taupe and the backsplash is a cream-coloured subway tile. A built-in computer desk and corner pantry finish off the area.
That function then extends to the area adjacent to the kitchen, which houses a mudroom/back landing, a handy powder room and an angled stairwell that leads to the lower level. The computer desk is found in a niche created by the junction of the lower and upper level stairwells.
"It's a very efficient floor plan. There's no wasted space," she added.
The layout upstairs is the same. Like the main level, the home's upper level is bright, thanks to a large double window over the stairs -- and oversized windows in the three bedrooms that surround the U-shaped landing. A laundry room and elegant four-piece bath with soaker tub are also incorporated in the efficient floor plan.
"One of the best features is the fact the master suite is nicely separated from the two kids' bedrooms," said Dixon. "The laundry room and master suite are in their own hallway. The laundry room is perfectly placed, while the master suite is a truly private space."
It's also a space that's plenty big (approximately 14 feet by 16 feet), filled with light (which comes from a large picture window) and functional, thanks to a surprisingly large walk-in closet tucked away behind bi-fold doors off the hallways that leads to the ensuite. With its faux tile floor, maple vanity and soaker tub, its a secluded sanctuary to which tired parents can retire to soak away the stresses of the day.
The lower level offers about 700 sq. ft. of space that can add a rec room, fourth bedroom, bathroom and storage to the mix.
"This is an home that offers fantastic value, as well as character with its boulevard design with no garage out front (rather, there's a detached garage out back) and beautiful landscaping. It's an affordable family home that offers all kinds of style and function," she said.
