With the price of new homes escalating, the notion of value is getting tougher to define.
That's because builders quote a base price and then have customers add options to customize the home. Once all the options are added, a home can go from affordable to unattainable.
Imagine a home that can be built for under $400,000 with basic finishes -- or for $500,000 with upgrades throughout, including a finished basement.
"We can build a base house for you with lot, piles and net GST for $395,000," said RE/MAX Performance Realty's Rob Hutchison, A & S Homes sales representative (along with stablemate Terry Gallinger) for 22 Vestford Place in South Pointe. "Even with basic finishes, you still get oak or thermofoil cabinets, vinyl and carpet flooring (instead of hardwoods and/or tile), laminate countertops and oak or white capping instead of maple."
Whether buyers go with the basic or upgraded package, they'll get the same layout in the form of The Yorkton III. It's a 1,668-square-foot bungalow that will appeal to families and empty-nesters alike due to its thoughtful floor plan and standard features such as a nine-foot ceiling on the main floor.

There are three huge windows on the rear wall of the rec room that let in lots of natural light . The rec room has all kinds of space for a media area, games area and computer area, and there's a big fourth bedroom, four-piece bath and huge storage/mechanical room."
The Yorkton III's layout features a balance between segmentation and open spaces. And though the home is a bungalow, it possesses an unexpected grandness due to the inclusion of extra ceiling height in two key areas.
"Both the foyer and living room have 12-foot ceilings," said Hutchison. "The foyer makes for a grand entrance with its high ceiling, chandelier and double-glass entrance doors with transom window above. Even though the foyer is quite wide, it feels even wider due to the formal dining room that was placed off to its left-hand side."
An elegant and functional space, the dining room's double-wide entrance is framed by dark maple trim and tempered glass panelling. A large window on the front wall and nine-foot ceiling make an already generous space feel that much larger. Make your way from the dining room toward the great room, and the high finishing level of the show home becomes readily apparent.
"Finishes such as ceramic tile and dark maple hardwoods, as well as a chrome spindle railing staircase that defines the lower level, really give the home a warm, rich feel," he said. "The great room is warm, bright and beautifully laid out."
With its 12-foot ceiling and huge window that fills the south-facing rear wall, the living room is filled with light. That elegance is derived from a two-sided gas fireplace set in dark grey tile with TV niche above and floating maple shelving on its right-hand side. It adds warmth and texture. Adjacent to the living room is a dinette space for four by a bank of windows and a door to a compact, covered backyard deck.
"This deck is basically a barbeque deck but is could be expanded, with a patio put in to further extend the area," said Hutchison.
Meanwhile, the kitchen -- with its angled granite island and raised eating bar for three -- adds even more utility and style to the great room. A cut-out on the inside of the island ensures there's room to move in the kitchen, while a corner pantry adds essential storage space. An infusion of style comes from an abundance of cappuccino-stained maple cabinets, grey granite countertops and a grey tile backsplash. Overall, the great room is ideal for entertaining.
Last but not least is the bedroom wing, which houses three bedrooms (both secondary bedrooms are 10-feet by 10-feet in size) and a four-piece main bath. The secluded master suite is fittingly a space where couples can go to find peace and relaxation at the end of a long day.
"The deluxe ensuite is very spacious and comes with a six-foot jetted tub set in beige porcelain tile under a big obscured glass window. Next to it is an enlarged stand-alone shower. There's also plenty of storage with a large linen closet plus a wall-mounted (dark maple) pedestal cabinet that was placed next to the vanity to add even more storage," he said.
