A proposed subdivision in Fort Garry will have hundreds of new residents living within walking distance of the city's proposed bus rapid transit route along Pembina Highway.
Bishop Grandin Crossing would see a maximum of 1,296 dwelling units constructed on the former Sugar Beet factory site between Pembina Highway and Waverley Street and north of Bishop Grandin Boulevard with the possibility of hundreds more.
The subdivision and rezoning plan goes before the city's property and development committee Tuesday.
Calgary developer Don Larke of Hopewell Development said Friday they plan to construct the densest housing closest to where the rapid bus route will run along Pembina Highway.
"Studies have shown when medium and higher-density areas are convenient to transportation, you have a higher ridership," he said.
Larke said the rest of the site will be a mix of residential and commercial including restaurants, office space and hotels. The plan would see Scurfield Boulevard extended east of Waverley to aid access to the area.
He said a portion of the development, close to the industrial area north of it, will stay zoned for light industrial.
"We hope in the next two years we can begin to service and sell property," Larke said.
Coun. John Orlikow (River Heights-Fort Garry) said the city will have to put water pipes under Bishop Grandin to service the site, but because a special underground boring machine will be used, they won't have to excavate the busy divided highway.
