Oak Bluff West takes shape
The first families have moved into their brand-new homes in phase one of the Oak Bluff West development, with more soon to come.
Qualico Communities’ project manager for Oak Bluff West, Lyne Jones, said 75 lots located north of Horizon Drive were serviced in 2011, with 36 more on the south side being developed this spring.
This part of the development will also include space for 14 bungalow-style condominiums being constructed by Randall Homes. Jason Jaquet with Randall Homes said construction will start on the first four units as soon as road restrictions are lifted this spring. One of the four two-bedroom units will serve as a show home.
Vice-president of community development with Qualico, Eric Vogan said the idea for including condos in Oak Bluff West came from RM of Macdonald councillors.
Macdonald reeve Rodney Burns explained that he and the other councillors were looking for options for local residents who want to downsize.
"We don’t have any real condos in the municipality and we feel like we lose some of the people," he said.
The main access to the sub-division runs off Highway 3. Burns said council is working with Manitoba Infrastructure and Transportation on future plans to improve traffic safety in the Oak Bluff area.
With another 108 lots scheduled to be serviced this summer as the second phase of the development takes shape, Burns acknowledges that Oak Bluff’s population will grow substantially. He said Red River Valley School Division officials have indicated there is plenty of room in Oak Bluff Community School for more students.
With four show homes in the recent spring Parade of Homes, Vogan believes potential home buyers will be attracted to Oak Bluff West.
"You’re on the edge of everything," he said, adding the development has a country feel, but the many stores and restaurants located along south Kenaston Blvd. are only about a 10-minute drive away.
"I believe that we’ll see some of the children, who grew up in the area, moving back into the community," said Burns.
