Ground has been broken for the first phase of development of a new condominium complex in Transcona.
Members of EdgeCorp Group, and local dignitaries, were on hand for an official sod turning event last week.
EdgeCorp Group is developing The Station, a two-phase development with a four-storey building on Pandora Avenue West and a three-storey building directly behind it on Melrose Avenue West.
The first phase of construction, which will be the Pandora building, is scheduled to be completed by mid-2013. It will include a heated underground parkade, multi-purpose room, and private balconies for all suites. The condos range in price from $174,900 to $249,900.
Once complete, The Station will have more than 100 suites and will be located between Winona and Bond streets. Phase 1, known as The Pandora, will include 63 suites, while the second phase will have 47 suites and be known as The Melrose.
Keith Merkel, chief operating officer for EdgeCorp, said the condos are already 50% sold and he expects the others to be sold once construction begins.
"We’re excited, (this week) we’re hoping to do the piling and we’re still on track for a July 31 move in," Merkel said.
"We’re at the 50% (mark), so we’re confident that once we begin to build people will see that it’s going to happen."
Elmwood-Transcona MP Lawrence Toet, said it’s a positive sign to see unused land in the community being developed.
"There’s a real demand for this type of housing in Transcona, it’s great to see developers investing in the area," he said.
"We’ve got some great success stories. They know people from Transcona are committed to community and staying in the area."
Coun. Russ Wyatt (Transcona) said the development will help with the continued growth of downtown Transcona.
"This is important to the community. This project is being built in the heart of downtown Transcona," Wyatt said.
"This is an older industrial site that is being redeveloped. To make renewal realistic you need both commercial and residential development."
Merkel, who grew up in Transcona, said the parcel of land was once owned by his family and the development will allow the family to come full circle.
"My dad and uncle owned this land when it was a parking lot, I cut the grass here when I was a kid," he said.
"So it’s kind of coming back to where it began."
