Georges Bohemier hopes to help bring Headmaster Row to the head of the class.

A number of residential and commercial developments have recently spring up near the east end of the street near Lagimodiere Boulevard. Businesses including Tim Hortons, Kelmar Country Meats and Deli, and Ultimate Sport Cuts have already opened in ArrowWood Plaza.
Bohemier, an agent with Century 21 and Mainland Commerce Real Estate, said there are plans for Kelmar’s owners to open a bakery in the adjacent unit, while a physiotherapist is another potential new occupant. He hopes to have all units leased by next fall.

Bohemier said adding the coffee chain was a boon for the project.

"Tim Hortons is a big anchor, a big addition," he said. "It gives everybody a place to come for coffee, read the newspaper, and they’ve developed a wonderful site."

He said the aim of the project is to be inclusive, as there are plans to install bicycle racks in the spring for active transportation access. As well, the businesses provide day-to-day goods and services for the community.

"It’s going to be wonderful for North Kildonan based on the accessibility," Bohemier said. "We’re totally set up to make it work."

As well, construction is underway on the Jazz on Lag condominium project, which will include 94 apartment suites and 16 townhouse suites. Each of the project’s four complexes will carry on the musical theme, with names like The Blue Note, The Swing, The Big Band and The Dixie.

Bohemier expects townhouse owners will be able to take possession of the units next June while the condos are expected to be completed by early in 2014.

Bohemier said the building’s location offers easy access to major shopping with Kildonan Place and the surrounding big-box stores just south on Lagimodiere, while access to major highways will allow residents to get to destinations both inside and outside of the city.

"If you want to go to the States, you take (Highway) 59 down to the Perimeter and there you go," he said. "If you want to go to West Hawk Lake, there’s the Perimeter and away you go. If you want to go to Grand Beach, it’s north, and away you go.

"All these things have become very simple from here."

The strip mall was developed by John Wiebe and North Grassie Properties, while the residential project is being undertaken by British Columbia-based Headmaster Row Inc.
