Shopping centre proposed for west Transcona
A proposed new shopping development has some Almey Avenue homeowners concerned.
Shindico hopes to develop Shops of Kildonan Mile on the north side of Reenders Drive across the street from Kildonan Place.
Proposals presented at an open house at the Canad Inns Club Regent Casino Hotel on July 9 call for a seven-lot centre to include lots ranging from 0.69 to 15.09 acres in size.
The centre is proposed to be built on land described on presentation boards as "agricultural", and will border the backyards of those living on the south side of Almey.
Shindico legal affairs manager Justin Zarnowski said with new developments by Genstar, Waterside, and North Grassie Properties planned nearby, Kildonan Place and other commercial centres in the neighbourhood won’t be able to handle the load, necessitating the new centres.
"There’s enough already to serve what’s there, but there’s are a lot of new residential (development) going in, and a lot of new people who are going to be in this neighbourhood," he said. "Ultimately, we think this will be an important addition."
Zarnowski said Shindico hopes to have the mall built for next spring, but acknowledged it’s difficult to line up tenants until it is approved by the City of Winnipeg. He’d like to get a grocery store alongside financial services and restaurants.
He said the company is proposing to fund the cost of the first two lanes of the Reenders extension to Peguis Street while fronting the cost for the twinning.
While the plan incorporated six-foot-high fences and berms to divide the commercial and residential properties, Almey resident Judy Burym said she’d like to see at least an eight-foot-high fence.
"I’d like to see a higher fence," she said.
Burym’s neighbour, Renee Coleman, attended the open house with husband David. The couple has five children and fears the comforts of the area will be lost with the lights and noise of a shopping centre.
"It’s going to increase crime in our area. There’s going to be more people there," she said. "It took us forever to find a home because I want country, he wants more city, but when you’re there, you don’t feel like you’re in Winnipeg. It’s a complete country feel. If they’re 30 feet from my property line, I may as well go live in the Wal-Mart parking lot."
Coleman, who noted wildlife like deer and foxes can be found on the lot, would consider leaving the neighbourhood and boycotting the businesses if the development proceeds.
