City council has green lit plans to redevelop the former Canada Bread Company plant in the West End into an 80-unit housing and retail complex.
On Feb. 27, council approved rezoning the three buildings at 258 Burnell St. from commercial use to residential mixed use.
According to a city report, plans for the redevelopment call for converting the complex into a mix of 80 housing units, with four commercial units on the main floor.
The building is currently in the process of switching hands, with the details of the deal still being finalized, realtor Randall Rannick says.
The new owner and developer will be in a position to make official statements about the development once the deal is complete, he said.
"We’re just dotting the ‘I’s and crossing the ‘T’s on the business terms of the deal," he said.
"It’s really exciting. The building has been sitting there for a long time."
The building has sat vacant since 1998 when Canada Bread left the 100-year-old structure, according to local history blog West End Dumplings. The city has cited the building’s owners numerous times over the years under its derelict buildings bylaw.
The bulk of the 80 planned units will be btween 520 and 650 square feet, according to the report. A former garage for the building will house 60 parking stalls. Rannick hinted plans for the building include rooftop and vertical wall gardens.
There are no prospective tenants lined up for the commercial spaces, the report notes.
