WINNIPEG — Buyers are in the driver’s seat in one of Manitoba’s cottage areas, and looking at balanced-market conditions in another, according to a new recreational property report from Royal LePage.

The report examines market conditions in two of the province’s primary cottage areas — the west side of Lake Winnipeg and the Lac du Bonnet area.

It says buyer activity has been slower than expected so far this year in the Lac du Bonnet area. That, coupled with an increase in the number of properties for sale, has created a buyer’s market, said Tammy Novakoski, an agent with Royal LePage Top Producers Real Estate.

On the west side of Lake Winnipeg, sales activity is on a par with last year, according to Jim Muir, an agent with Royal LePage Dynamic Real Estate in Winnipeg.

However, there have been slightly fewer properties available so far this year, Muir said, creating a more balanced market.

Royal LePage said the average list price for waterfront cottages in both areas is $300,000. With non-waterfront cottages, the average price on the west side of Lake Winnipeg is $125,000, while in the Lac du Bonnet area its $160,000.

The report doesn’t examine market conditions in some of the other key local cottage areas, such as the east side of Lake Winnipeg, Lake Manitoba, and the Whiteshell/Lake of the Woods area.
