A new subdivision is proposed for the city’s southeast corner.

The development, known as Dawson Trail, will be built on 47 hectares in a triangular parcel of land bounded by Fermor Boulevard, Plessis Road and Dawson Road.

“This is going to be a good development for an area of Winnipeg that is experiencing growth,” Coun. Dan Vandal said Tuesday at the Riel community committee, which endorsed the project.

Google Imagery 2014, Cnes/Spot Image, DigitalGlobe, Landsat Dawson Trail would be built on a 117-acre triangular parcel of land bound by Fermor Avenue, Plessis Road and Dawson Road.

The subdivision joins established neighbourhhood Southland Park and Sage Creek, which is in development, in the area between Fermor and Bishop Grandin Boulevard, east of Lagimodiere.

A city report states Dawson Trail would consist of 23 hectares of commercial development fronting Fermor; 10 hectares of mixed commercial-residential development; six hectares of multi-family development; and six hectares of park space.

A spokesman for project manager MMM Group said the developer, whose identity has not been made public, did not want to talk to media.

Vince Spezzano of A & S Homes is identified as a principal in one of two numbered companies listed as owners of the property. Spezzano did not respond to a request for an interview.

Vandal proposed the subdivision’s park area be named after Olympic champion curler Jennifer Jones.

The proposal will be reviewed by the property and development committee and then go to council for approval.

The new subdivision will be east of the Southland Park neighbourhood, at the southeast corner of Fermor and Lagimodiere Boulevard, and north of Sage Creek.

Preliminary concepts include a large, 170,000-square-foot retail tenant anchoring the commercial development. The spokesman for MMM Group said the retail anchor has not been secured.
