These days, affordability is a huge issue for empty-nest couples with budgets that fall short of the magical $400,000 mark.

Next to affordability, the two most important issues are condition and livability.

Which is to say a home should ideally be in move-in-ready condition, as absolutely no one — especially buyers on a modest budget — wants to sink another $20,000 to $30,000 into renovations just after purchasing a property.

Meanwhile, the home must also be functional, offering a user-friendly layout.

A 1,520-sq.-ft., custom-designed modular home at 41 Bayview Cres. in Sanford checks all those boxes and more, says Blair Sonnichsen of Royal LePage Dynamic Real Estate.

“This is a very well-maintained and gently used three-bedroom, two bath custom-designed modular home,” he says of the like-new four-year-old residence. “It features solid two-by-four wood-frame construction and is very well-built. It’s also beautifully designed throughout, offering tremendous utility and style.”

The moment you step inside, it’s evident much thought was put into the home’s design. Essentially, it was divided into three distinct spaces.

At its centre is an open-concept main living area teeming with natural light, style and functionality. A streamlined wing was then placed unobtrusively behind the roomy kitchen.

That subtle style is on display in the primary bedroom’s ensuite, he says.

“Not only is the ensuite pleasingly spacious, but it’s also very well-appointed,” says Sonnichsen. “It comes with a five-foot walk-in shower with tile, that not only has a tempered glass door, but also a beautiful tile surround and rain shower head. The brown thermofoil vanity also offers tons of storage. There’s also a large walk-in closet for good measure.”

Backtrack into the home’s centre — the ultra-livable main living area — and you find more practical style in the form of the smartly designed island kitchen.

“The large island offers tons of utility, while finishes like quartz countertops, thermofoil cabinets, a mosaic tile backsplash, updated light fixtures and stainless-steel appliances give it a wonderful sense of style and,” he says, noting there’s also a double sink set beneath a large window. “There’s lots of room to create, and the dining area is just steps away.”

Then, there’s the adjacent great room.

“Like the kitchen, it’s set under a 10-foot vaulted ceiling that creates a wonderful sense of space,” says Sonnichsen. “At the same time, several large windows allow a copious amount of daylight to flow inside. The great room is pleasingly spacious, providing lots of room for furniture without sacrificing flow.”

More utility can be found to the right of the great room, he says.

“After the foyer, there’s a full bath to the left, and then the next thing you see is a versatile bonus space that could be used as a family room area for a second TV or even a hobby room.”

The naturally bright area is then completed by two generously sized secondary bedrooms.

“Like the primary bedroom, both bedrooms come with walk-in closets and large windows,” says Sonnichsen. “Depending on your needs, one could possibly be used as a home office, while the other could serve as a guest bedroom or home gym. The Murphy bed in the front bedroom remains, making it a highly versatile space that could be used as a guest bedroom and more.”

Sonnichsen says the home’s intrinsic value doesn’t end there.

“Outside, you get not only a private concrete patio and your own driveway, but you also get a 22-by-22-foot detached double garage. It has separate 60-amp service — the home has a 200-amp panel — plus it’s heated and fully insulated. It can easily fit a car and SUV and have plenty of room left over for storage.”

Finally, there’s the home’s location.

“Granted, you’re out in the country in a very quiet area,” Sonnichsen says. “But you’re also surprisingly close to the city.”
