Ground is being broken on Aug. 11 for the Taylor Claire Residences, an apartment complex being built on Taylor Avenue by Shindico Realty.
The apartment is named for Shindico’s president Sandy Shindleman’s late mother, Claire, who passed away in 2019, and will be the first of two built at the Grant Park Pavilions site.
"The building will have 124 suites over six floors, with two elevators, parking on the main floor and below, and lots of amenity spaces, such as a formal dining room, an outdoor patio," Shindleman said. "We’re putting a lot of effort into the quality of this building. There will be a concierge service to do things like accept packages."
The residences will also feature barrier-free access, premium air filtration, on-site 24-7 management and a gym and multipurpose room with a full kitchen. Heated underground parking is available for each suite, along with indoor bicycle parking.
The suites will feature large kitchens, in-suite washer/dryer, spacious patios and balconies, stainless steel appliances, touch-free fixtures, walk-in closets, luxury flooring and concrete construction to minimize sound transfer.
"The balconies will be six feet wide. Some people in the two-bedroom suites will have a balcony 40 feet long," Shindleman said. "Winnipeg summers are so short, so people will be able to make the most of them on their balconies."
One-bedroom suites range from 738 to 986 square feet. Two-bedroom suites range from 1,152 to 1,486 square feet. Rental costs will depend on the unit and be competitive with other high-end apartments in the city.
"We had a drone flown over the area, so that we will be able to show the view from each floor, which will help people choose what level they’d like to live on," Shindleman said. "The area has a very high walkability score, with access to shops, rapid transit, movie theatres, medical and veterinary clinics and the Pan Am Pool."
"The ballpark cost is $28 million per building, so we’re expecting it to be around $60 million for the two buildings, plus the cost of the land," Shindleman said.
