The committee also went against the public service&rsquo;s recommendation, instead recommending that the executive policy committee approve $20,000 in land dedication reserve funding for the St. James Village Business Improvement Zone&rsquo;s aluminum sign project.<\/p>\n<p>Plans for a 162-unit, multifamily development at 445 Sterling Lyon Pkwy. were approved by the committee. A variance for the project, to allow parking within 10 feet of some windows, was approved following a public hearing. Ten local residents were registered in opposition to the project.<\/p><\/figcaption>\n\t\t\t\t\t\t\t\t<\/figure>\n<p>Following a public hearing, a rezoning and variance application for 198 Woodbridge Rd., to establish a commercial building on the site of a former church was approved.<\/p>\n<p>&ldquo;It&rsquo;s literally an ideal area to put this particular business and so I think this will be something really good for St. James,&rdquo; Coun. Shawn Dobson (St. James) said in support. Nobody was registered in opposition.<\/p>\n<p>A rezoning, conditional use, and variance application for 363 St. Charles St., to an R2 zoning to allow for an eight-plex to be built on site was approved. Ten local residents were registered in opposition to the project.<\/p>\n<p>&ldquo;This is optimal use of the land there,&rdquo; Coun. Evan Duncan (Charleswood-Tuxedo-Westwood) said in support. &ldquo;There was proper community consultation done &#8230; There is an option to have eight spots available for a potential eight units so that would be met in that requirement.&rdquo;<\/p>\n<p>A combined subdivision, rezoning, and variance application for a multifamily development at 4506 Grant Ave. was approved by the committee following a public hearing where two people were registered in opposition to the project, a 14-unit multifamily development. The project would include two side-by-side triplex buildings, and four side-by-side duplex buildings, with a total of 27 parking stalls.<\/p>\n<p>&ldquo;I think that this is a very modest infill, and it will fit within the context of the community,&rdquo; Duncan said in support. &ldquo;I do empathize with the adjacent neighbours and some of the folks that may or may not be impacted by on-street parking, but we can&rsquo;t control that unless we put either no parking or time-limited parking which creates a whole other issue for those existing residents.&rdquo;<\/p><div class=\"collageplus\"><\/div>","protected":false},"excerpt":{"rendered":"<p>The Assiniboia community committee met on Sept. 5.
