Global Homes Inc. slows the pace of development of 38 lots in Sanford

Global Homes Inc. has adjusted the rollout of lots being developed in Sanford.

The company is still in the development phase of 31-acres located north of River Crescent and east of Blythefield Road. The project was originally expected to be completed in August 2010, but due to unforeseen complication, only 18 of the original 38 lots will be made available by this spring.

Global Homes president Bernhard Goertzen said a number of factors contributed to the delay, but eventually all 38 lots will be completed.

“The first phase to be completed is on Lone Oak Close with 18 lots that have all the services in and the road is paved,” Goertzen said. “The second is George Junkin with 20 lots that have all the services but due to so much rain and saturated soil conditions, the road work had to be postponed this past year. This phase will be paved depending on the sales of the lots this year.”  

Goertzen added that the project had a slower start than expected, partly due to the high demand for road contractors in the development market.

“To get into road construction is not an overnight undertaking and therefore the demand for road contractors where higher than the supply,” he said. “The situation currently has improved.”

But a slow start to the approximately $1 million project won’t stop homes from being built in the Lone Oak Close phase of the development this spring. Goertzen said two of the homes are already nearing completion and he expects the foundations of another two to be completed in by the end of this month.

Goertzen also noted that the success of the first two phases of the project could pave the way for a third phase which will see another 15 lots added to the development.

“Phase three has to be approved yet but we plan to build 15 lots,” Goertzen said. “The early lot prices are very good starting at $75,000 per lot.  It is a very good opportunity at this moment.”

This is good news for the community of Sanford who hasn’t seen much development in recent years according to Macdonald Reeve Rodney Burns. He said that there are currently no available lots in Sanford and he hopes that the third phase will go ahead.

“Assuming the third phase goes ahead, it would open up more lots for people to build on,” Burns said.

As for Goertzen, he is looking forward to the completion of the first phase and the possibility of a third. He said that Sanford is everything developers are looking for these days.

“Coming personally from a small town, I really can appreciate what Sanford has to offer,” he said. “My slogan is ‘Sanford has it all’ – and it really does.”
