March 15 Assiniboia Community Committee Highlights
Plans for a new Audi dealership, Hilton hotel, and seniors’ residence in Seasons of Tuxedo were approved on March 15.
The Assiniboia Community Committee unanimously passed the plans for the three projects, which will be part of the new mixed-use development at Sterling Lyon Parkway and Kenaston Highway, anchored by Outlet Collection Winnipeg.

The Audi dealership will be located on the northeast side of the site, adjacent to Kenaston.
Patricia Scott, of Kasian Architecture, said the 31,982-square-foot facility will be standard to Audi’s brand.
“We worked a long time with Audi on this site because of it’s specific terminal design that Audi has worked hard to implement across their brand,” Scott said. “So it’s hard to get all the working elements to actually be cohesive on a rectangular site, but I think they’ve been fairly successful at bringing it all together.”
Included in the site plans for the luxury car dealership are 20 lockable bike parking stalls.
Just north of the Audi dealership, ground will be broken on Winnipeg’s second Hilton hotel.
Ray Wan, a representative of the hotel developer, told committee that the Hilton is consistent with the design standards of the Seasons development and will also feature a lounge, patio, and freestanding beer vendor to the north.
“It’s a well dressed up hotel facility. It’s not your conventional shoebox,” Wan said. “It’s a Winnipeg version of The Hilton.”
On the northwest part of the property, developers of the Brightwater residence presented plans for their assisted living and memory care facility.
“It’s specifically for individuals with dementia and it’s a secure care area,” Bryan Ward, a representative from MMM Group, said. “As well as a mix of single bedroom, one bedroom and a den and two bedroom units for other seniors who need some assistance.”
The residence will have three storeys, a 47,240-square-foot footprint and approximately 133,357 square-feet of floor area. The assisted living area will contain 103 units and the memory care area will have 30. There will also be a theatre, spa and dining facilities.
