Bridgwater building moves forward

The Assiniboia community committee approved a massive development for the Bridgwater neighbourhood in the Waverley West ward at its regular meeting on May 26.
A proposed 40,000-square-foot office building, with commercial rental space and a restaurant on the main floor, was approved for 345 Centre St., across from Altea Active Fitness Club. If completed, the building will sit on a currently vacant lot with a total surface area of approximately 78,400 square feet.
The mixed-use building will be four storeys tall, with office space on its upper floors and three commercial units on the ground floor, which includes the proposed restaurant. If approved, the restaurant will also include an outdoor patio. There will be 85 parking stalls on the property, 27 of which be underground.

The property will be accessed via a pre-existing private approach from Centre Street. No new private approaches from nearby South Town Road or Kenaston Boulevard were proposed. The building will also be accessible on foot and by bike. Twenty-nine trees and 148 shrubs will be planted on the property.
The committee also approved a variance for two proposed multi-family buildings, which would be located at the southeast corner connecting Lee Boulevard and Frontier Trail, also in Bridgwater. If approved by city council, variance would permit 250 parking stalls instead of the recommended 288, as well as a drive aisle width of 12.5 feet instead of 20.
