Highland Pointe to get 45 more residential units

The most recent Lord Selkirk-West Kildonan community committee meeting was held Jan. 27.
The committee approved plans for further residential construction in Highland Pointe — a new community located between McPhillips Street and Main Street — on Fernbank Avenue in the Old Kildonan ward.
The project is a Ladco Company development to be constructed by Manak Homes. The blueprint includes a 45-unit, multi-family townhouse development and accessory parking area, a landscaping plan featuring greenspace, and snow-storage space.

The plans show 51 parking spaces, including 38 located within attached garages. Also, driveways will be provided for 40 units, with four additional spaces on site, as well as eight designated visitor spaces, which is above the required parking ratio.
The applicant has revised the plans to add trees between driveways for units, side elevation windows for three end units, and added accessible elements to one unit.
“These are very good changes,” said Coun. Devi Sharma (Old Kildonan). “At first, we weren’t sure how we could change this to make it better … this is certainly consistent with what I’m looking for. Parking is an issue in northwest Winnipeg because bus service doesn’t go to Highland Pointe, and folks have multiple jobs — there are many reasons, so we need to continue to look at parking ratios.”
The committee also approved development guidelines for Templeton Gates (Plan 74196) in the Old Kildonan ward, after a presentation by Arin Comack and Nathan Mehling of Waterside Development.
The subject sites are located on Numeracy Lane, Ramona Gallos Way and Templeton Avenue in the Leila North neighbourhood and are zoned single-family and two-family homes. The zoning agreement included a condition requiring the developer to submit architectural design guidelines for all single-family and two-family homes in the planned area, subject to plan approval by committee and the director of planning, property, and development.
Sharma praised Waterside for “moving this parcel forward because it’s green fill and infill, it’s a unique parcel.”
She added the neighbourhood has all kinds of amenities, such as a school, shopping, and a bus service.
