The Bridgwater neighbourhood is developing faster than was originally imagined, says Dwayne Rewniak, director of land development at Manitoba Housing.

“The Bridgwater neighbourhood was initially projected to be a 20-year development project. Manitoba Housing is now in its sixth year of development and given its current pace, it is possible that all of the lots could be serviced by as early as 2018, and the neighbourhood fully occupied by 2022.

“The Bridgwater neighbourhood will comprise of 5,000 single-family homes and 3,000 multi-family homes and an estimated population of 20,000 residents upon completion,” Rewniak says.

This popular area of Waverley West has been divided into a few smaller regions.

“Located in the northeast corner on 375 acres of land, Bridgwater Forest is the area’s first residential neighbourhood and began development in 2008. Bridgwater Forest is home to over 70 acres of open space, 25 acres of mature forest, and several kilometres of sidewalks and pathways which invite residents to walk, cycle and enjoy the amenities of the neighbourhood. Bridgwater Forest is over 90% complete, with all six phases completely serviced and over 1,000 single-family lots sold.

“It’s projected that all homes in Bridgwater Forest (1,100 single-family homes and 600 multi-family units) will be completed and occupied by 2015,” Rewniak says.

“Bridgwater Lakes is located in the northwest corner on 312 acres of land. Bridgwater Lakes is being developed in four phases and offers homes built alongside three lakes, paved walkways and abundant green spaces, including a central park that will be the focal point of the neighbourhood.

“Currently, there are over 200 occupied homes in the neighbourhood and all 1,190 single-family lots will be fully serviced by this fall. The projected completion date for Bridgwater Lakes is 2017.

“Plans are underway for a 75-acre town centre that will give neighbours and families a place to gather and provide access to all the amenities the neighbourhood will provide.

“Construction on the commercial end will be driven by the pace of development of the residential neighbourhoods, however, it is anticipated that the first commercial projects in the town centre could begin construction by as early as 2014,” Rewniak says.
