New road planned for Oak Bluff West

Oak Bluff has approximately doubled in size over the past eight years thanks to the Oak Bluff West development, according to Qualico Development’s Eric Vogan.
“We’ve now exceeded the original number of homes in the village of Oak Bluff,” said Vogan, Qualico’s vice-president of community development.
About 260 houses have been constructed in the subdivision on the southwest side of the community, and 70 lots are earmarked for Phase 3B of the development.
Vogan spoke to the Macdonald council on Sept. 11 about the next stage which includes constructing a road extending Bur Oak Boulevard west to connect with Highway 2.
A traffic study will be completed to gauge the impact of a greater number of Oak Bluff West residents using the existing access onto Highway 3 and the proposed new access onto 2.
“We’ve been working off a master plan with the municipality,” Vogan said.
He said Qualico has a good relationship with the municipal government and built a road within Oak Bluff West to connect to Oak Bluff Community School a few years ago.
“That helps with school bus routes and students who attend the school,” Vogan said.
He hopes to have 30 of the new lots prepared for springtime construction before winter arrives. The average rate of house construction within Oak Bluff West is between 35 and 40 houses each year.
“We’re seeing a steady pace,” Vogan said. He added that future development will occur along the south and west sides of Oak Bluff West and could include several hundred homes.
“We’re following the municipality’s plan for the village of Oak Bluff.”
He believes that the highway roundabout being built at the junction of Highways 2 and 3 and a new reduced speed limit of 50 kilometres per hour — down from the previous 70 km/h — will improve traffic flow and safety within Oak Bluff.
He said social media monitoring shows that most Oak Bluff West residents enjoy the rural atmosphere.
“People come out here for a reason,” Vogan said.
