Shovels are in the ground for a new outlet mall that will have soon have Winnipeggers digging deep into their wallets.
Construction has begun on Ivanhoé Cambridge’s Outlet Collection Winnipeg and is projected to open in May 2017.
The 400,000 square-foot retail development is located in the northwest corner of the Seasons mixed use development along Sterling Lyon Parkway in Tuxedo. Ivanhoé Cambridge has partnered with Forster Projects and Harvard Developments to bring the 117-acre project, which includes apartments, a hotel, and luxury auto dealerships, to life.
“I’m absolutely blown away by the scale of this development,” Coun. Marty Morantz (Tuxedo-Charleswood-Whyte Ridge) said. “I look around this particular spot in my ward and it is so exciting. This is a hub for economic activity in Winnipeg.”
“You can see all the amazing things that are happening in the city and this is just the icing on the cake.”
Outlet Collection Winnipeg represents a $200-million investment and is slated to create 1,300 retail jobs. The collection will be home to 100 outlet brands and will be similar to Ivanhoé Cambridge’s other collection outlet in Niagara, with a few tweaks for Winnipeg.
“Our Outlet Collection at Niagara is Canada’s largest open-air outlet, and while we could have done the same in Winnipeg, I’m betting everyone will be very happy to shop here in the winter time with a roof over their heads and coats tucked away in our complimentary coat check,” Paul Gleeson, executive vice-president of global development with Ivanhoé Cambridge said.
This is Ivanhoé Cambridge’s first enclosed outlet mall and has been designed specifically for Winnipeg’s climate. It is expected to be LEED certified.
Gleeson said he is confident Winnipeg can support a retail development of this scale.
“We’re already about 30 per cent pre-leased, which is outstanding for this point in time, and as we get closer to opening we’ll be announcing the retailers,” Gleeson said. “But I guarantee you the people of Winnipeg will be ecstatic by our list of tenants.”
“Winnipeg is a good solid market and we expect (the retailers) to flourish here just as they do in their existing locations,” he added. “But with the outlet brands in particular it’s so popular with people that there is a lot of excitement.”
