New development OK’d for Amber Corners

The Lord Selkirk-West Kildonan community committee held its first meeting of the new year Jan. 10.

Much of the relatively brief meeting focused on application to approve building plans for the Amber Corners developments, which are on track to be built at the northeast corner of Pipeline Road and Templeton Avenue.

The committee approved the plans.

Rendering by Ironclad Developments The new residential complex at Amber Corners promises a list of luxuries, including a large fitness centre, dog run and rooftop patio.

The developer, Ironclad Developments, intends to erect three large multi-family buildings, all of which will be six storeys high, occupying most of the approximately four-acre lot. The buildings will contain 304 units and an impressive list of amenities.

Plans include a fitness centre, sauna and steam room, theatre room, games area, residents’ lounge, hot tub, function hall, outdoor dog run, pet wash room and a rooftop patio, which will overlook the main entrance that will face Templeton Avenue.

“This amenity will create eyes on the street, as well as create a welcoming and active front entrance,” said Aaron Snider from Ironclad Developments.

Coun. Devi Sharma (Old Kildonan), who has been in contact with Ironclad Developments about the project, seemed to be impressed.

“It’s really quite a nice design,” she said.

Coun. Ross Eadie (Mynarski) concurred, and Sharma joked to him: “You and I should move in.”

From an aerial view, the larger two buildings will be somewhat arrow shaped and together with the third, will form a rough diamond enclosing a surface parking lot.

The plans also included the use of “Earth bins” in place of traditional garbage bins. Earth bins look like huge and hollow pegs, which are stuck into hole in the ground so that much of the bin is underground. According to Snider, this keeps garbage cooler, thus alleviating odour on hot days. He also said they provide a more pleasing aesthetic.

Rakvinder Hayer, a City of Winnipeg urban planner, said the water and waste department confirmed the city can service Earth bins.

Construction is expected to begin this year and last 14-16 months.

Hayer spoke on behalf of another set of plans from River Pointe Development that Urban Planning recommended for approval at 25 Degrave Street. While the plans were eventually approved, Sharma expressed concerns about the developer’s absence.

“I had questions for them today… so I’m kind of disappointed about that part of the process,” she said.

The approved plans detailed a single six-storey building with 77 units. According to the plans, three other buildings will be proposed for the lot, which will run parallel to each other and be distinguished by colour differences in cladding materials. That colour distinct came at the request of Urban Planning.

The final item on the agenda was an amendment to plans for the Manitoba Building Trades Institute at 225 McPhillips St. While the building itself is complete, the amendment would free the owners of the responsibility to build a sidewalk along the south side of Pacific Avenue.

The request said that Winnipeg Fire Paramedic Service, a long-time tenant of the building, doesn’t want pedestrian traffic along Pacific Avenue because that side of the building has bay doors into which ambulances are brought for cleaning and restocking at all times of the day.

Coun. Vivian Santos (Point Douglas) said she hadn’t been made aware of the issue before the meeting, and so requested the matter be laid over until next month’s meeting. Sharma and Eadie agreed, and the issue will be picked up in February.
