Two new subdivisions approved in northwest

The Lord Selkirk-West Kildonan community committee met on May 18, holding a public hearing for two subdivision and rezoning applications in the northwest part of the city.

The first was a proposed new residential subdivision south of Templeton Avenue, west of Degrave Street and east of Numeracy Lane, which currently consists of single-family homes and vacant land. The proposal would include 108 lots, a mix of single and two-family lots, as well as two multi-family lots.

The second, regarding land east of Pipeline Road and north of Court Avenue, is being developed in conjunction with the previous application, would include 80 lots, with a mix of single and two family zoning, and four multi-family lots.

A proposed new residential subdivision south of Templeton Avenue, west of Degrave Street and east of Numeracy Lane, includes 17.5 acres currently consisting of single-family homes and vacant land was approved at the Lord Selkirk-West Kildonan community committee public hearing on May 18.

Both include new streets, public pathways, and park land including a shared central pond. Both applications were approved, with plan approval by the community committee required before construction can begin.

“When we think about urban development, it’s important that new projects like this harmonize with existing character and rhythm of the area, and I believe the developers here are doing exactly that,” Coun. Devi Sharm (Old Kildonan) said in support of the projects. “I’m optimistic this project will successfully integrate into the community.”

Nobody registered in opposition, though David Bowles from Genstar was registered for information, requesting that the benefiting developer would repay their share of costs which Genstar had incurred along Templeton Avenue in developing Amber Gates north of Templeton from 2016 to 2018.

During the regular meeting, Coun. Vivian Santos (Point Douglas) made a motion requesting the public service report back on a way to amend responsible pet bylaw to allow for stray cats to be spayed and/or neutered and provided shelter.

At a special meeting on May 8, the committee approved plans for a Highland View Apartments, two five-storey buildings with a total of 169 units and 253 parking spaces at 3640 Ferrier St.
