The Assiniboia community committee met on Sept. 27.

In the half-hour meeting, the councillors discussed a rezoning and variance application for 80, 84 and 88 Snow St. for two proposed apartment buildings.

The buildings, proposed by Daniel Serhal of Serhal Consulting Inc., will be located in the Montcalm neighbourhood of the Waverley West ward, on what was formerly the Southwood Golf and Country Club, west of the Fort Garry Campus of the University of Manitoba.

The lot is shared with an existing apartment building, currently home to 210 family units. No change will be made to the pre-existing structure if the new one is built.

Although the space will be occupied by three buildings overall, Serhal proposes connecting them through driveways and underground parking lots, allowing tenants to access any building from the outside or underground. It would function as one large development overall, according to the proposal. Each building will stand at six storeys and 210 units to the existing 210.

The committee also discussed two traffic studies, conducted by Winnipeg police, one at the intersection of Kenaston Boulevard and Abinojii Mikanah (formerly Bishop Grandin Boulevard), the other at the intersection of the Abinojii Mikanah off-ramp and Chancellor Drive. Both studies will potentially improve safety measures in the area, owing to the intersections’ close proximity to the university and high traffic volumes in the area.

According to Stats Canada, the population of Waverley West increased by 27.2 per cent between 2016 and 2021. It was the highest rate of growth per ward in that period, followed by Transcona with 15.9 per cent. All told, 41,335 residents moved primarily into the neighbourhoods of Bridgwater, South Pointe and Prairie Pointe, all of which are located east of Pembina Highway.
