The Lord Selkirk-West Kildonan community committee held a regular meeting and a number of public hearings on April 4.

A public hearing was held for a subdivision and rezoning of 1065 and 1069 Notre Dame Ave., and 1090 Winnipeg Ave, to consolidate the three properties and change them from a manufacturing use to a commercial one. The application was approved, with nobody registering in opposition.

A combined subdivision, rezoning, and variance for 193 McGregor St., in order to consolidate partial lots and establish a 26-unit multifamily building, which includes seven affordable units, was approved. A variance for 15 parking stalls, rather than 31, was included, with the proponent noting the building is on a corner near a number of existing and proposed transit routes. Two parking stalls are to be accessible. Nobody was registered in opposition.

“Thank god somebody is actually building new houses in William Whyte,” Coun. Ross Eadie (Mynarski) said. While supportive of the project, he noted concerns about the garbage enclosure, citing back lanes in the area are prone to illegal bulk dumping, among other challenges. “William Whyte needs this type of infill. I think there are a lot of opportunities along McGregor to add density.”

The committee also approved the closure of the public rights-of-way west of the Oak Point Highway as part of the Winnipeg Transit North Garage Replacement Project.

A zoning agreement amendment for 1021 and 1029 Court Ave., to allow a truck driving school on the site, including classroom space within the existing building, was also approved.

During the regular meeting, Coun. Vivian Santos (Point Douglas) brought forward a motion to refund approximately $40,000 of the city’s portion of street-use permit application and rental fees to Main Street Project, to help the organization to make major improvements on its buildings at 71 and 75 Martha St., which will include main-stay housing and a men’s detox centre. The $17 million project itself is fully funded.

“Glad to hear improvements are coming,” Eadie said. The motion was approved, and the matter moved up to council for a final decision.

Plans were also approved for a proposed fourth commercial building at 195 Haggart Ave. in the Northwest Business Park.

“I really am excited to hear about the solar options (here) that are built in for the future,” Coun. Devi Sharma (Old Kildonan) said in support of the plans.

Additionally, former school trustee Ramona Gallos’ name was added to the committee’s street name reserve list, with unanimous support.
