The Lord Selkirk-West Kildonan community committee met on Oct. 2.

A public hearing was held regarding a combined subdivision, rezoning and variance application for 678 McGregor St., from a C1 commercial to a C2 mature communities PDO property, in order to bring the existing use into compliance and facilitate the expansion of the existing auto repair and service uses, and add a third auto service bay.

One neighbour spoke in opposition to the project, citing parking and traffic safety concerns. The application was approved.

A combined subdivision, rezoning, and variance application at 201 Leila Ave., in order for the applicant to develop a six-dwelling building with six parking spots, was approved by the Lord Selkirk-West Kildonan community committee on Oct. 2.

“The business has existed, frankly, when there weren’t this many cars out on the street. It has always been a commercial operation working on cars,” Coun. Ross Eadie (Mynarski) said in support. “They’re having successful business. It’s important for them to have that third bay, so they can move cars in and out of there faster.”

Another public hearing was held regarding a combined subdivision, rezoning, and variance application at 201 Leila Ave., from a single-family zoning to multifamily medium density, in order for the applicant to develop a six-dwelling building with six parking spots on the site, which is located at the end of the block close to transit stops. Variances included slightly smaller front, back, and side yards, and a reduction in required landscaping. Nobody was registered in opposition.

“This is a modest densification along a regional street that, frankly, has too much motor vehicle traffic firing up and down it,” Eadie said in support. “It is a great improvement in the neighbourhood.”

“It’s always good to see investments in communities like this, to take down and rebuild new,” Coun. Vivian Santos (Point Douglas) added. “I’m very supportive of projects like this.”
