Zoning error corrected for ‘residential’ Tim Hortons

The Assiniboia community committee held its first meeting of 2026 on Jan. 6.

A hearing was held for a rezoning and variance for a Tim Hortons location at 980 St. James St., which would rezone the site — currently labelled as a residential multi-family district — to a commercial corridor district to allow for future renovations to the restaurant, which has been here since 2002.

The rezoning and variance was approved, correcting a mistake made in 2023, when the city inadvertently rezoned the Tim Hortons parcel along with the land at 914 St. James St., which was rezoned for an eight-storey apartment building.

Plans to reconstruct a Red River Co-op gas station, convenience store and car wash location at 1745 Kenaston Blvd. were approved.

The site is already home to a Co-Op complex, but the old building will be demolished and replaced with a revamped store, eight new gas pumps and 10 parking stalls.

In addition, a subdivision, rezoning, and variance application was also approved for 1778-1790 McGillivray Blvd., to accommodate a new, large housing project for the area. The site will be home to two side-by-side five-plex buildings, seven side-by-side four-plex buildings, and three side-by-side triplex buildings — adding up to 47 housing units. It will add significant housing to the Lindenwoods neighbourhood, between McGillivray Boulevard and Falcon Ridge Drive.

All the buildings would be one storey tall and include two-car garages to accommodate for each unit. There will also be 16 outdoor visitor stalls, as well as eight bike stalls.
