On the surface, this 1,888 square-foot, two-storey home built in 2016 may appear much like most other two-storey homes of these dimensions and vintage.
But that’s not the case with 22 Hemmingwood Court, says Blair Reimer of RE/MAX One Group.
“If you just take a quick look at this home, it looks like a fairly standard two-storey home,” says Reimer. “But when you take a close look, you quickly find that it’s not your average two-storey home.”

In turnkey condition, this home features a finished lower level with two bedrooms and a full kitchen.
The first difference — and it’s a major one — comes from how the home was built.
“This is a visitable home, so if you look at the front entrance, you’ll see it was built at grade, or ground level,” he notes. “That makes it much easier for someone with a disability to enter if they’re using a walker or wheelchair. It also just makes it easier to enter the home, period.”
Once inside, the user-friendly theme continues in the form of an exceptionally generous foyer.
“There’s so much room to move — it’s very user-friendly with its extra width. There’s room for a bench to the right, and a double closet to the left with built-in organizers that the outgoing owners had installed.”
A pair of spaces directly across from and to the side of the foyer do nothing to diminish the spacious feel established in the home’s entry point: a flex space to the left, and a voluminous family room to the right.

The primary bedroom is a private, well-appointed space.
“The flex room is defined all the way around by a one-third wall that opens it up perfectly to the foyer and family room,” Reimer says. “It’s a good-sized space that could be used as a dining room, or as a home office, which it is presently being used as.”
Then, there’s the family room.
“I just love it,” he says. “A huge picture window set down low and three large windows set up high on its front wall let in tons of light, while a 17-foot ceiling with a gorgeous crystal chandelier hanging down from it gives it a sense of space and elegance. The view down from the second floor is incredible.”
A wide hallway next to the flex space then leads into a beautifully-laid-out (and efficiently designed) kitchen/dining area.
“It’s one of the biggest, brightest kitchen/dining areas you’ll find anywhere,” says Reimer. “A huge window on the back wall allows tons of natural light to pour in, while a fantastic layout makes it easy to move around freely. The kitchen offers a mid-sized island, large corner pantry and tons of cabinet and counter space. And there’s room for a table for six by the window.”

The ensuite is a well-appointed space that offers a perfect balance of function and style.
He adds that a compact hallway to the left of the dining area adds more utility to the family-friendly space.
“It holds two spaces – a visitable powder room and a main floor laundry room. You can also step out the back door to one of the largest laned backyards in the area. There’s a deck, oversized double detached garage with parking pad, and lots of space for the kids to run around. It’s a yard of dreams that even comes with its own batting cage, there’s so much room.”
Meanwhile, the home’s upper level can be described in one word: efficient.
“Just like the main floor, the second floor is really well-designed,” says Reimer. “Both secondary bedrooms are larger than normal with huge windows and double closets. The main bath is also nice and big, too.”
That leaves the primary bedroom, which was positioned well away from the kids’ bedrooms.

With its 17-foot ceiling, the family room is a breathtaking yet practical space.
“Not only is it quite large, but a massive window on its rear wall lets in loads of natural light and provides a nice view of the huge backyard. It also offers a spacious walk-in closet and four-piece ensuite.”
Reimer says the home’s lower level is also anything but ordinary.
“It has its own entrance, is fully finished, and comes with two bedrooms, a full kitchen and a full bathroom with a laundry space roughed in. It’s perfect for renting, can be used as an in-law suite, or it’s great for family movie nights.”
Large families looking for a versatile home won’t find a better spot to put down roots, he says.
“It’s in excellent condition, in a great location, and is fully done from top to bottom. It works well for an active lifestyle, and for large families. Most importantly, you’d pay considerably more to build the same type of home new. The value that this home delivers is unbelievable.”

Families will love the kitchen/dining area’s wonderful combination of space, style and function.
