Winnipeg’s commercial real estate sector is always busy. Here is a brief round-up of interesting listings in the city.
More like Sell-kirk Avenue
In the market for a commercial building in the city? Give Selkirk Avenue a look.
One of the North End’s most venerable corridors, Selkirk plays host to dozens of decades-old businesses, and at the moment, there are a number of free-standing buildings up for sale all at once.
On the 400 block, and on the extremely low end of the price spectrum, the building which for decades has housed the Giant Food Mart is listed for $45,000, with all equipment and fixtures included. One block away, at 581 & 583 Selkirk Ave. a multi-unit brick building with two street-level commercial units and a pair of two-bedroom apartments on the second floor is listed for $399,000.
 
									
									
Not far from there, on the 600 block, a well-maintained building occupying more than 5,000 square-feet of land — currently used as a church — is on the market for $350,000; there’s also a building at 661 Selkirk Ave., with one commercial and four residential units, for $99,000.
And on the 700 block, a building with a full-sized and equipped kitchen and dining room is up for $299,000.
What’s more, the former home of a bakery at 862 Selkirk Ave., is listed for $239,000.
That’s plenty of opportunity.
 
									
									
Notre Dame node
Home to Roy’s Florist for over 60 years, the building at 710 Notre Dame Ave., is up for sale, listed at $599,000, along with the land it stands on. The venerable flower business, however, is not for sale.
Similar to the other buildings mentioned, the property has a large second floor with apartment units and several car parking spots.
Directly across from the Health Sciences Centre and not far from the University of Winnipeg, the building and land are zoned C2.
A deal on Sargent?
In the Spence neighbourhood, a giant commercial-residential block is up for sale. With a pawn shop, a commercial salon, and a convenience store on the main floor, plus eight apartments spread across the second and third floors, 664 Sargent Avenue is being marketed at $1.25 million, or $17 per square foot.
The property represents a large swath of the neighbourhood, and could be a boon if handled with care by a buyer.
Pizza to go?
Hungry? Both Winnipeg locations of Papa Murphy’s Pizza are for sale. On Dakota Street, the franchise is listed at $249,999, or $45 per square-foot. On Grant Avenue, the slice of local pizza is a bit less expensive: $180,000, or $40 per square-foot.
Both listings are being represented by Umar Hayat, who ran a memorable campaign to become Winnipeg’s mayor four years ago.
 
									
									
At your convenience…
Osborne Village staple Parkette Grocery is for sale.
For $429,000, the longtime Village stop can be had, including the land, the building, the business, and the equipment. In one of the most dense neighbourhoods in the country, the convenience store has a large built-in clientele, especially with a few new apartment buildings going up across and down the street.
Thunderbird up!
An iconic McPhillips Street diner is up for sale too.
The Thunderbird Restaurant is for sale, but only the business, not the building, for $164,900. Started in the 1960s by the Ginakes brothers, the Thunderbird is a time capsule of an earlier era of Winnipeg restaurants, beloved by multiple generations.
The sale does not include the land or building, but does include assets, equipment and fixtures. No word on recipes.
