August sales in the Winnipeg Regional Real Estate Board catchment were up seven per cent compared to the same period in 2023, following a 10 per cent increase in July, the organization reports.
Listings continue to lag compared to last year, down five per cent in August (and down three per cent in July), but the total dollar value of sales in the month was up nine per cent, after rising by 16 per cent in July.
The average price of residential detached homes — the largest type in the WRREB market — was up two per cent in August, after having risen by seven per cent in July.
For the year to date across the entire WRREB area and residence type, average prices are up six per cent in 2024 and unit sales are up nine per cent.
The region with the highest year-to-date price gain was Steinbach, up 10 per cent.
The weakest region from a price perspective was Niverville-Ritchot, where prices were up only one per cent compared to last year, despite the fact the actual number of units sold was up 27 per cent in that region.
“For the seventh time in eight months of 2024, MLS (multiple listing service) sales across the three main property types of residential detached, condominiums and residential attached homes increased over last year,” said Daphne Shepherd, 2024-25 president of the WRREB.
“On a year-to-date basis, MLS sales for the main three property types are also up over last year. Condominium sales were the lone property type to rise above the five-year average both in August and on a year-to-date basis, signalling steady demand in the condominium market.”
