For one reason or another, homes tend to come up for sale infrequently in certain neighbourhoods.

One of those neighbourhoods is Royalwood.

An unhurried drive through the area quickly shows you why its residents love living there.

Set well back on a large, mature lot, the 1,733 sq. ft., two-storey home is in turnkey condition and ready for a new family to enjoy.

Mature trees line the streets and surround the homes, giving the area a countrified feel, something that’s amplified by the fact that the community is set next to the Bois-des-Esprits, a 117-acre urban forest.

Featuring a two-kilometre-long trail system that runs through it next to the Seine River, it buffers the area from nearby St. Anne’s Road, creating a sense of peace and seclusion that envelopes you as you walk or drive down Shorehill Drive.

And while homes seldom come available in the tranquil enclave, one has just recently come to market, says Logan Queen of RE/MAX Professionals.

“We just listed a beautiful two-storey home at 14 Southside Dr.,” says Queen, who’s part of RE/MAX’s Jennifer Queen Team, which is fronted by his partner and wife, Jennifer. “It has been very well taken care of. Even though it was built in 2004, it feels like a new home. It offers four bedrooms and three-and-a-half baths.”

More than that, the 1,733 sq.-ft. home offers a wonderful sense of privacy.

Set back behind a large tree and surrounded by trees and greenery, you feel like you’re in a world of your own the moment you park your car in the wide driveway.

Relaxation comes naturally in the family room, which offers a gas fireplace set in a fetching tile surround - and a soothing backyard view.

Once inside, the well-built home exudes an air of solitude that meshes beautifully with a spacious, well-conceived floor plan.

“As you enter the home, you’re greeted by an open foyer with a double-high ceiling,” he says. “There’s a grand staircase to your right, and a spacious formal dining area straight ahead. A wide doorway between the dining area and main living area lets in lots of natural light and provides a glimpse of all the mature trees in the backyard through large windows on the rear wall.”

Simply put, the home’s main living area is stunning.

Large windows behind the eating area and family room look out onto the backyard, providing mesmerizing views of towering trees and cedars.

At the same time loads of natural light floods inside, making for a bright, airy feel that immediately lifts your spirit.

The kitchen/eating nook area is a delightful, light-filled space that offers all kinds of style and function - an a lovely backyard view.

Then, there are the three spaces that populate the wonderfully welcoming area.

“The kitchen was updated in the last five years with quartz countertops and a tile backsplash,” says Queen. “There’s lots of room to move around and cook, and it also offers an island that seats two, a corner pantry, stainless appliances and a cool little eating nook that’s surrounded by windows that look out onto the backyard, and a patio door that leads out to the backyard.”

He adds that the backyard is spectacular.

“It’s very private with a raised deck and patio area. You’re just surrounded by lush trees and beautiful landscaping. It’s perfect for relaxing, or entertaining.”

Finally, the main living area is finished off by a gorgeous living room.

“It features gleaming hardwoods that were matched to the hardwoods in the dining room, plus a gas fireplace with tile surround, TV nook and display shelving on either side. A large picture window looks out onto the amazing backyard.”

The secluded primary bedroom comes with a vaulted ceiling, alluring air of tranquility and an elevated view of the gorgeous backyard.

Head upstairs, and there’s a main bath, two large secondary bedrooms, and, of course, the primary bedroom.

“What can you say – it’s just a true retreat with its calm feel, vaulted ceiling, large walk-in closet and ensuite with a jetted soaker tub. Large windows on either side of the bed also look down onto the backyard.”

More livable space can then be found downstairs in the finished basement.

“It’s been fully developed with a rec room, flex space, gym area, four-piece bath and an office. It could possibly be used as a fourth bedroom, but the window would have to be checked to ensure it meets egress code.”

Queen says the spotless, lovingly maintained home is ready and waiting for a new family.

The home opens up perfectly the moment you step inside, providing an air of solitude and warmth, plus a glimpse of the awesome main living area to the rear.

“It’s the perfect family home – there’s nothing to do, it’s in a beautiful, mature location, and is close to all kinds of amenities. There’s no need to buy new when you can find a turnkey home that’s as nice as this one is.”
