Mid-century modern marvel

Sometimes when you envision a home, it can come close to perfection.

That’s what happened in 1964 when architect Roy Sellors designed a 1,996 sq. ft. bungalow for an oversized lot at 71 D’Arcy Drive in University Heights.

Tucked away at the back of a narrow tract of land that backs onto the Red River, the sprawling home — which featured a mid-century modern design — was considered the in-thing.

The thing with home designs, though, is that some turn out to be special and have real staying power, while others turn out to be ordinary.

The house at 71 D’Arcy Drive falls decidedly into the former category, says Garrett Parker of Royal LePage Dynamic Real Estate, who’s marketing the striking bungalow along with teammates Val Miller and Chris Pennycook.

“First of all, I think it’s worth noting that the home was built on piles, which was rare for 1964,” he says. “Doing that was very forward-thinking. The result is that it’s as solid and square now as it was over 60 years ago.”

The well-kept residence is special for another reason, he adds.

“It’s just so well preserved for a mid-century modern design — it really is incredible. So much of the home’s original character has been retained. You don’t always see that.”

Step inside via a wide, tiled foyer and you’ll find mid-century modern and cutting-edge design touches combined in a seamless fashion.

The mid-century modern theme hits home first.

Natural materials such as glass, stone and wood come to the fore in the form of a ridged glass dividing wall next to the foyer, with a stone wall (with wood-burning fireplace on the other side) dividing the dining room and living room. The original maple-lined walls add warmth and character.

The main living area is surrounded by windows, allowing natural light to flood in from every direction. And while the original purpose of the windows was to capture sunlight, they also offer views of all the mature trees surrounding the house.

Each of the four spaces in the main living area is spectacular in its own way. The living room is to the left of the foyer, the stone dividing wall creating an entryway to either side. There, a wall of windows is capped by a striking beamed ceiling.

The dining room, between the living room and kitchen, is substantial, flanked by a stone feature wall. It also offers counter access to the kitchen, which has been tastefully renovated.

“It was perfectly updated to match the style of the home, with rift-oak style cabinets and granite countertops,” says Miller. “There are dual eating nooks, and the kitchen was outfitted with high-end stainless appliances such as a Thermador gas cooktop, Thermador wall oven and a Kitchen Aid fridge clad to match the cabinetry. And there are pantries with pull-outs on either side of the fridge.”

There are two other spaces behind the kitchen and dining area.

“There’s a gorgeous four-season sunroom with a wall of windows, and a screened-in, three-season sunroom next to it that leads out to a private, park-like backyard with patio,” says Miller.

The main floor is completed by a bedroom wing that is chock-full of pleasant surprises.

“Both of the secondary bedrooms are huge, and the main bath was beautifully remodelled with a heated tile floor, floating vanity and a tub/shower combo with a gorgeous white tile surround. It’s an amazing space. The primary bedroom is a private retreat that’s very tranquil, and that comes with a lovely three-piece ensuite with corner shower, tile floor and ample storage.”

Not to be overlooked is the home’s massive lower level, which offers a two-piece bath, rec room and plenty of potential for future development.

“This home is just so unique — not many like it come up for sale in this area, as there’s so much originality in the home. Not only is it a bright, tranquil home, but it’s in a mature, quiet neighbourhood with no through traffic, and is close to all amenities. It’s a very special home.”
