It’s something everyone dreams about at one time or another: possessing an unlimited budget with which to build your dream home.
That would entail several things. First, there’s the lot — and, of course, its location.
For most people, the lot would be large enough to provide good separation from potentially noisy neighbours.
Situated on a gorgeous one-acre riverside lot in Headingley, the three-year-old home offers over 7,000 sq. ft. of total livable space.
It would also possess irrefutable beauty, surrounded by mature trees. If possible, water — whether it be a river, lake or pond — would also be present.
Then, there’s the lot’s location. In an ideal world, it would be outside the city, but not too far outside. That way, you could be outside the city’s hustle and bustle yet be less than 10 minutes away from key amenities.
Last — but not least — the home would be bright, spacious and beautifully finished throughout with no expense spared in its finishes.
Glen MacAngus says his latest listing — a three-year-old, custom-built two-storey home located at 29 Discovery Cove in Headingley — meets all those requirements, and then some.
“This stunning, contemporary estate represents the pinnacle of modern living,” he says of the 4,752-sq.-ft. home. “It’s a gorgeous home that’s been meticulously crafted throughout. Not only that, but it’s on a one-acre riverside lot that’s surrounded by mature trees. You couldn’t ask for a nicer setting. You feel like you’re way out in the country, but you’re just minutes from the city.”
The river view from the dinette area behind the kitchen is incredible.
The first thing that strikes you about the home is just how grand it feels.
Its foyer is bright, with a handy flex space flanking it on the left. Then, as you make your way inside, a magical assortment of spaces unfold around you in effortless fashion.
Predictably, the first space that catches your eye is the great room, which is directly in front of the welcoming foyer.
“It’s a stunning space with its double-high ceiling, incredible crystal chandelier, grand staircase and rear wall of floor-to-ceiling windows. The river view is amazing, as is the entertainment unit, which features a black marble-style floor-to-ceiling feature wall with wood-slat detailing,” says MacAngus. “The white upper-level staircase also looks incredible.”
From there, the great room transitions seamlessly into a magnificent island kitchen.

The highlight of the ensuite — aside from its tiled walk-in shower and heated floor — is a freestanding soaker tub set beneath a pair of windows that perfectly frame the river view below.
“It features an ultra-modern open-concept design with spiral LED pendant lighting, pristine white handle-less cabinetry and a large waterfall-edge island with marble-look countertops and seating for three,” MacAngus says. “The countertops are complemented by a seamless marble-look backsplash, black matte fixtures and high-end stainless appliances. There’s also a spice kitchen, too.”
He adds that the space next to the spice kitchen — a spacious eating nook — is quite cool, too.
“Windows behind it and to the side look out onto the river while a sliding patio door on its left-hand wall connects to an elevated balcony and awesome backyard with a pool, outdoor kitchen, firepit, pergola and a sitting area by the river.”
A doorway at the front of the kitchen also leads to another special space, says MacAngus.
“There’s a formal dining room, an elegant space defined by a large window and modern black pendant lighting. It also has a built-in sideboard with built-in cabinets. It’s a perfect space for entertaining.”

Entertaining figures to be a breeze in the spacious, stylish and ultra-functional formal dining room.
Take the striking white staircase upstairs, and you find two huge secondary bedrooms, a richly finished main bath — and a privately positioned primary bedroom.
“While all the bedrooms are well-appointed, the primary bedroom is the upper level’s showstopper,” MacAngus says. “Not only does it offer an elevated river view, but the sliding patio door on its rear wall leads out to a balcony that overlooks the river. It’s perfect for enjoying an early-morning cup of coffee or tea.”
An opulent ensuite then caps off the primary bedroom in bright, spacious style.
“As impressive as it is with its heated tile floor, freestanding soaker tub, tiled walk-in shower and two walk-in closets are, the best part of it is the river view. It’s a relaxing, spa-like space,” MacAngus says.
Finally, there’s the walk-out lower level, which offers about 2,700 sq. ft. of livable space.
The massive attached garage is insulated and heated, and comes with an epoxy floor, large windows and adjustable party lighting.
“It holds a rec room, home gym, two more bedrooms, a full bath and ample storage,” MacAngus says. “The home also comes with a main floor in-law suite with a sunroom with river view and a huge, light-filled, insulated and heated attached garage with party lighting. Its livability, style, quality and its awesome riverside location are unmatched.”
