This past spring and summer were a frustrating time for first-time homebuyers.
With a lack of inventory, intense bidding wars — especially in sought-after neighbourhoods — broke out with some homes garnering 20 or more offers.
Consequently, many housing-market newbies found themselves left out in the cold on more than one property.
The 950-sq.-ft. bungalow is a solid entry-level home that offers first-time buyers or young families exceptional value and flexibility.
However, that was then, and this is now.
Autumn is upon us, and with its onset, demand has cooled down somewhat, says Eric Neumann of Real Broker.
“The market is in a bit of a lull right now. It seems that some homes that would have sold quickly in the spring or summer are taking longer to sell. As a result, there are some good homes on the market at reasonable prices. Now is a good time to look at buying.”
Neumann says he has one of those homes listed in the form of a turnkey 950-sq.-ft. bungalow at 501 Beverley St. in the city’s West End neighbourhood.
“For the price point, space and condition, I would say this is a great property for first-time buyers, or someone who is looking for a good, clean rental property,” he says. “The home is pretty much in move-in-ready shape and would need only a few minor upgrades to bring it up to speed.”
There’s tons of utility to be found in the attached double garage, a feature that’s rare for the West End neighbourhood.
Step into the dwelling, and the first impression is one of surprise — the pleasant variety, that is.
“The layout is quite open, so when you walk in, you can see from the front to the back of the home,” Neumann says. “A large tri-pane picture window on the living room’s front wall lets in lots of natural light, while a cutout on the rear wall with four-seat eating nook creates easy connection between the rooms. The hardwood floors are gorgeous and there’s even room to put in a dining table.”
Then there’s the kitchen, which at 11.6-by-12 feet is significantly larger than most kitchens in houses of a similar vintage.
“It’s bright and spacious and offers lots of room to create,” he says. “You’d likely want to move the range. That’s a minor upgrade that might cost $500 or so but would upgrade functionality. Everything else in the kitchen is good — a double sink under a big window that lets in light, good storage space, a tile backsplash and there’s even a newer stainless-steel fridge.”
Then there’s a doorway that leads to an intriguing space behind the kitchen.

A lovely eating nook opens onto the spacious kitchen via a stylish cutout in the living room’s rear wall that deftly connects the two spaces.
“An addition was made to the rear of the home in 2002 and was done with full disclosure and all applicable permits,” Neumann says. “It added a four-season breezeway that connects to a double garage, which is a rare feature in this area.”
Neumann says the breezeway — which is heated by forced air — offers all kinds of possibilities.
“It provides a flexible bonus space that could be used as a home office, rec room or even a potential third bedroom. It not only connects to the garage — it offers the convenience of attached, enclosed parking along with plenty of room for storage and projects — but has a side door that leads out to a nice, private, fenced, low-maintenance side yard.”
Back inside, the clean, well-kept home continues to impress.
Recent interior painting (2026) makes for a clean, contemporary look, while the hardwood floors are in good condition throughout — no need to refinish them whatsoever.
Part of a fully permitted addition to the home, the four-season breezeway behind the kitchen could be used as an office, rec room or bedroom.
Moreover, the remaining spaces — main bath, primary bedroom and secondary bedroom — are all delightful in their own ways.
“Take the bathroom,” Neumann says. “It’s been beautifully updated with a newer floor, vanity and toilet, plus a tile backsplash over the refinished bathtub. It also has a window that lets in natural light, which is a nice feature.”
Next comes the bedroom wing, with a nine-by-11.6-foot primary bedroom and a nine-by-nine-foot secondary bedroom.
“The primary bedroom is a cosy, relaxing space that features hardwood flooring, a deep closet for storage and a large window that lets in loads of natural light.,” Neumann says. “The second bedroom is a good size and has enough space for a toddler to grow into a tween and teen without a problem.”
He says the home — which also comes with several newer windows — is also well-situated.

Natural light streams into the kitchen from a large picture window and two piano windows on the living room’s side wall.
“Everything you need is close by — shopping, schools, community centres, the Cindy Klassen Recreation Complex and transit,” Neumann says. “This is a turnkey home that offers lots of flexibility with a usable lower level and wonderful spaces throughout. All you’d need to do is settle in and make it your own.”
