Plans for a new 18-storey residential tower adjacent to the Harkness transit corridor station were endorsed by a civic committee Tuesday.
Councillors on the property and development committee supported a rezoning application for the building that would be constructed at 221-227 Stradbrook Ave. near Donald Street.
Coun. Jenny Gerbasi said several projects had been proposed over the years for the site, adding it appears this has the best chance to proceed because of its proximity to the transit corridor.
“Now that we are actually constructing phase two of the transitway, this may make this project more viable,” Gerbasi (Fort Rouge-East Fort Garry) said.
The project has been approved by both the city planning staff and councillors on the city centre community committee.
The property has a commercial zoning on it now and requires a change to a residential mixed-use district. The project still needs council’s approval before it can proceed.
An administrative report states the application is for a 146-unit residential tower, with a café/kiosk on the ground floor and possible future commercial development. The project will include the construction of a three-and-a-half storey parkade for 175 vehicles immediately to the west of the tower.
The report said the project complies with the city’s objective of promoting high-density residential development adjacent to the transit corridor stations.
