City’s assessed property values for 2027 in the mail

The City of Winnipeg is about to reveal how much it will value local homes for tax purposes next year.
The municipal government is now mailing out proposed 2027 assessed property values for 216,500 residential properties.
The amount will help determine the property tax bill for each home, based on market conditions as of April 1, 2025. Tax bill changes won’t take effect until 2027.
An increase in assessed value does not mean your property taxes will rise by the same amount.
To calculate municipal tax, the assessed value of a home is multiplied by a taxable portion. That “portioned value” is then multiplied by the sum of a mill rate divided by 1,000.
“If your property’s value increases at the same average rate as the rest of the city, your share of the tax load stays roughly the same,” said Coun. Jeff Browaty (North Kildonan), chairman of finance, in a news release.
The city expects to release average assessed value increases in early 2027.
Winnipeggers who wish to question their property assessment can book an appointment with taxation staff until April 10 by visiting winnipeg.ca/discussmyassessment.
Final property assessments will be mailed to homeowners on June 4.
