While there are scores of amazing homes that dot the landscape in South Tuxedo, not every home is created equal.

The reason? Simple: some lots are just better than others.

That is most certainly the case with a grand-looking two-storey home at 43 Dumbarton Blvd., says Natasha Kouk of Royal LePage Dynamic Real Estate.

Step into the home through the back door, and the first thing you see is a stunning island kitchen that takes your breath away.

“It was recently updated by Alaire Homes, as were many other spaces in the home,” says Kouk, adding that the comprehensive update cost about $110,000. There’s a lovely tile floor, a massive quartz island with eating nook that seats six, high-end stainless appliances that include a double oven, two dishwashers, a tile backsplash and loads of beautiful grey cabinets.”

Turns out the kitchen is just the appetizer, as every other space on the main floor is a standout.

Proof of that is the other two spaces next to the amazing kitchen: an expansive family room and a cozy sitting room on the other side of the two-sided wood burning fireplace that serves as the family room’s focal point.

Move from the back to the front of the home, and there’s no letup in the spectacular spaces that unfold in front of you.

There’s an elegant formal dining room that seats eight, a spacious foyer with tile floor and two chandeliers, a grand upper-level staircase and a jaw-dropping living room.

“I’m not sure you will find a more incredible living room than this anywhere else,” Kouk says. “It’s absolutely stunning with its high vaulted ceiling and an arched floor-to-ceiling window that looks onto the front yard and mature trees.”

Take the stately staircase upstairs and you find another wonderful collection of spaces: a landing with a cool little office nook, three huge secondary bedrooms and a private primary bedroom that soothes with a sense of serenity.

“It’s very private, but most of all, it offers a glorious lake view. You enter through French doors, and then see the rear wall, which is filled with three floor-to-ceiling windows which frame the lake perfectly. Finally, there’s the home’s lower floor, which adds a third level of livable space to the design equation. It contains a media area, dining area, wet bar, fifth bedroom, bathroom and a fully equipped kitchen for good measure.

“If you walk into the mechanical room, you also see other desirable features, which include two high-efficient furnaces, two air conditioners, a high-capacity hot water tank — and a craft room and large storage room. This home also has a central vac system. It doesn’t lack any key amenity,” says Kouk. “Everything has been thought of.”
