Dreams become reality with ADR Properties

About 20 years ago, Adamo Rondinella had a dream — he wanted to build homes.

“I was in mechanical engineering at Red River College and had always been interested in construction,” says the owner and president of ADR Properties. “So I just decided to jump into it. I started on my own, building one to two homes a year.”

The formative years of the company saw it build its homes in the city’s northern quadrant and the Interlake.

Today, the well-respected company — which now builds somewhere between 30 and 50 homes per year — is branching out in a big way, going clear across the city to build in the south in Île-des-Chênes’ Oak River Meadow.

One of eight builders in the new bedroom community, ADR is getting set to unveil their homebuilding prowess to an altogether different area of the province.

It’s an exciting time, Rondinella says.

“Of course, we really want to show what we’re capable of, but it’s something that we consciously temper,” he says. “In the past, we did some fancy show homes. Now, we do more restrained homes to show what we can do yet present it in a way that’s realistic and affordable.”

The show home that Parade-goers will see at 143 Rosybloom Lane will fit well on the generously proportioned lots that will populate Oak River Meadow, he adds.

“It’s a 1,751-square-foot bungalow that will sit on a big 53-foot by 150-foot lot. It’s going to be a good-looking home inside and out.”

Those good looks are going to emanate from a quietly elegant exterior.

“It will be finished in acrylic stucco and stone with a custom front door that’s framed beautifully by pillars with beautiful panelled detailing,” says Kim Money, ADR’s interior designer. “The garage door is going to have a woodgrain look that will fit in well with the rustic surroundings.”

And while there will be no shortage of style inside, keen attention has been paid to the floor plan, too.

“We’re very cognizant of spatial awareness in the homes we design, so there will be a good sense of space with wide walking paths that create smooth flow between all the spaces in the main living area,” Rondinella notes. “We build homes for families, so functionality is always our main purpose.”

As should be the case in a rural setting, natural light and country views should be incorporated into a home’s design.

That’s certainly the case with 143 Rosybloom, Money says.

“Large tri-pane windows will let in lots of natural light — the patio door in the great room, with its sidelights, is 12 feet wide. That will work well with soft brown LVP (luxury vinyl plank) flooring. To give the home more of a rural or rustic feel, we’ve gone with softer design details to mirror the softness and natural beauty that surrounds the home.”

That soft feel will be enhanced by some special design features next to the kitchen and in the great room.

“We’ll be doing rounder details for something different. The alcove that holds a wide serving area behind the dining area will have an arched design at the top that provides a softer look.”

She adds that the soft, elegant look will be carried over into other areas of the home.

“We also went with the same look in the great room, where there will be arched storage alcoves on either side of the gas fireplace. Arched details will also go into tile features such as the kitchen backsplash and in the tile around the ensuite bath.”

Meanwhile, the spacious island kitchen — which has a well-placed mudroom just down the hall from it — will serve as a counterpoint to all the soft features, adding depth to the design mix.

“The kitchen cabinetry and island will be a darker thermofoil that will add an extra element of dimension to the main living area,” she says. “Countertops will be Laminam porcelain with a thinner profile to add a touch of elegance. The porcelain is also more durable than quartz.”

More family-friendly function will be on tap in the bedroom wing, which will be occupied by two oversized secondary bedrooms, a well-appointed main bath and the primary bedroom, which was designed to be a spacious, stylish and secluded retreat.

“At 13 feet by 12 feet, it will offer plenty of space to arrange it just the way you like,” Rondinella says. “The ensuite is going to be gorgeous with a tiled walk-in shower, and the walk-in closet is going to have lots of space for your wardrobe with custom cabinetry to organize everything.”

Money says the show home will be a revelation to Parade-goers.

“It’s going to be beautiful inside and out. Most importantly, you’ll be able to see how the floor plan will allow you to enjoy living in it on a daily basis.”

Rondinella says he and his team at ADR are excited to show Parade patrons what they can do.

“We’ve come a long way in 20 years. We have a great team here and take pride in being on top of things. We strive to make the building process as enjoyable as possible to create a simple, fun experience,” he says.
