When a builder gets a huge infill lot to build on in Tuxedo, it’s a real coup. The opportunity to build a luxury home in that storied area doesn’t come along very often.

Consequently, it would be easy to get excited and set about building a luxury home that’s loaded with all kinds of flashy wow factor. Fortunately, the team at DLUX Design & Co. resisted that temptation, opting instead to build a home that is the essence of practical luxury in every aspect.

Garrett Parker, who’s marketing the home with colleagues Chris Pennycook and Val Miller for Royal LePage Dynamic Real Estate, says the 3,511 sq. ft. home was designed with great intention.

The 3,511 sq. ft., two-storey infill home at 303 Boreham Blvd. in Tuxedo impresses with its luxurious livable design.

“Every element of the home was designed with ergonomic storage and purposeful planning in mind,” he says.

Featuring a modern Victorian design, the home has a striking silhouette that’s set off by a stone clad exterior. A protruding flat roof supported by wood and stone pillars contrasts beautifully with the modern, glass-fronted turrets on either side of the front porch, which has a gorgeous terrazzo-style floor.

“The front of the home is amazing — not just for the amount of stone that was used, but also for how it was used,” Parker notes. “It all comes together to create great curb appeal.”

Inside, you’re greeted by an expansive foyer with a grand staircase to the right and wing to the left that contains a main-floor office, elegant bathroom and huge mudroom with lockers and tons of storage space — plus a handy butler’s pantry.

It’s then on to the home’s main living area.

The breathtaking island kitchen at 303 Boreham Boulevard, Tuxedo, is a functional work of art.

“The first thing you notice is all the glass on the back wall,” Parker says. “Three huge windows on the great room’s rear wall let in tons of light and provide a view of the gorgeous backyard, as do all the windows that surround the dining area to the left. The amount of natural light that comes in is unbelievable, and the windows, with their black trim, really stand out.”

Speaking of standouts, each space in the main living area stands out for different reasons: the great room, for its serene feel, and simple, elegant style; the dining area, for its rich, solarium-like feel; and the kitchen, for its stunning yet practical design.

“It’s my favourite part of the home,” he says.

“I love the ceiling over the island and range — it just adds so much style without going over the top.”

Then, there’s the high-end Wolf gas range itself or, more precisely, the design feature that highlights it so beautifully.

The lovely great room exudes unforced style and serenity.

“A cool faux plaster surround that mimics marble — there’s a real marble-style backsplash behind the range — defines it perfectly.

“Little design features like a pot filler and storage areas on either side of the range then add utility. The built-in stainless range hood above is a perfect finishing touch.”

Take the gorgeous staircase upstairs and you’ll find an expansive upper level that boasts the same high level of detail.

It starts off with a light-filled study area at the top of the stairs and then transitions seamlessly into an amazing collection of functional and fashionable spaces.

“The home’s generous square footage allowed for three huge bedrooms, starting with two big secondary bedrooms,” Parker says.

The private primary suite has a vaulted, beamed ceiling and a huge window that lets in tons of natural light and frames tree views from up high.

“Kids will love them not only for their size, but for the fact that they have their own private ensuite and a big walk-in closet.”

Meanwhile, adults will be mesmerized by the masterfully designed primary bedroom, which comes with a vaulted, beamed ceiling and huge window, a walk-in closet the size of a mid-sized bedroom and an opulent ensuite with beamed, vaulted ceiling, soaker tub and walk-in shower.

“Just look at the attention to detail in here — it’s crazy,” he says. “The ceiling is amazing, as are the tub and shower. Even the materials — like the countertops — are incredible.”

The masterfully designed home is finished off by a massive, fully finished lower level with a rec room with media and games areas, wet bar, fourth bedroom, gym, full bath and laundry room.

“This is the first home DLUX has built, and I think they’ve shown everyone what they can do. It’s a luxurious yet practical home, a masterpiece from start to finish.”

There’s plenty of space to store your wardrobe and get ready for the day in the primary bedroom’s magnificent walk-in closet.
