While a home’s square footage matters, what matters most is the efficiency of its layout.

When a home’s layout has been engineered to maximize its efficiency and utility, chances are it will feel that much more livable. At the same time, such dwellings will feel significantly bigger than the listed square footage.

That’s the case with the Hazel, Hilton Homes’ 2026 Spring Parade of Homes show home at 301 Granite Grove Rd. in Prairie Pointe, says the abode’s sales representative, Soren Frederiksen of Re/Max Executives Realty.

“This is one of our more popular plans,” he says of the two-storey, 1,859-sq.-ft. home. “I think that’s because it’s so thoughtfully designed. As is always the case, our design team’s main priority is functionality. Then, they put in the style once the floor plan is established. The use of space is excellent; it feels much larger than its listed square footage.”

That judicious use of space starts the instant you step inside.

The foyer is extra-wide, making it easy for large groups of people — whether visitors or family members — to doff coats and shoes.

Moreover, the hallway in front of the welcoming foyer is extra-wide with a bench nook built in neatly next to the upper-level staircase.

“I also like the design of the upper-level staircase,” says Frederiksen. “It’s extra-wide so it isn’t difficult to take furniture upstairs. It’s a small detail, but one that makes life easier.”

It turns out that’s just the beginning of a fabulous floor plan that always keeps practicality in mind. Not only does it promote smooth flow into the main living area, but it also holds a pair of spaces that were placed in a discreet yet accessible spot on its left-hand side.

“A large flex space set next to a full bath provides families with options,” says Frederiksen. “Because it’s next to a full bath, it could be an in-law suite. It could also used as a home office.”

Meanwhile, the rear portion of the residence is equal parts functionality and wow factor. Essentially, this is a rare cases where having a “split personality” pays off.

“Ceiling height was used well in the main living area,” says Frederiksen. “The kitchen/dining area was placed under a nine-foot ceiling, while the great room has an 18-foot ceiling. The ceiling height really provides a sense of contrast between spaces.”

Look to the right, and there’s the great room, a light-filled space with floor-to-ceiling windows that exudes a sense of volume and modern warmth with a cultured-stone feature wall with linear-electric fireplace and cappuccino-stained open shelving, providing a classy focal point.

Then, there’s the kitchen/dining area, which possesses a cosy, inviting feel.

“Like the great room, it’s filled with natural light,” says Frederiksen. “It’s not a very bright day out, but the main living area is still bright due to the big window behind it and the windows in the great room. The luxury plank flooring is just the right colour, adding warmth along with light-taupe cabinets and a cream, hex-tile backsplash.”

He says the dining area has its own functional charm.

“It was neatly sectioned off, which creates separation. That makes it perfect for entertaining.”

Take the user-friendly staircase up to the Hazel’s upper level, and there’s more family-friendly functionality to be found — along with a wonderful touch of subtle style.

“To start things off, the view down to the great room is amazing,” Frederiksen says, adding that there’s the option of an open-to-below view as in the show home, or a loft. “Like the main floor, the floor plan is very efficient.”

Even though the home is 250 to 300 square feet smaller than most of the plans on the market today, space distribution is impressive, to say the least.

Not only are there two large secondary bedrooms (they check in at 10-by-12-feet and nine-by-11-feet, respectively), but there’s also a spacious main bath and a spacious laundry room.

As it should be, it’s completed by a sumptuous primary bedroom.

“It’s a big naturally bright space that comes with a surprisingly large walk-in closet and a beautiful ensuite with tile floor and a five-foot walk-in shower with matching surround,” says Frederiksen.

He says the Hazel is the essence of practical panache.

“It’s in the sweet spot both size-wise and style-wise. With standard finishes and a few upgrades, you could purchase this thoughtfully designed home for about $620,000.”
