‘A step above’

There are two types of infill home builds.

The first is one done quickly to maximize profit. That being the case, its build quality, floor plan and finishing standards often leave much to desire. Then there’s the second type: a home built with care and commitment to quality throughout.

Two new infill homes on Lindsay Street in River Heights North fall decidedly into the second category, says Val Miller of Royal LePage Dynamic Real Estate.

“This home is a step above everything else,” she says of the 1,668-sq.-ft., two-storey show home, which stands next door to its mirror image at 182 Lindsay St., which is also now for sale. “That’s because a lot of effort was put in to getting every detail right. Both homes possess striking curb appeal.”

As it turns out, those windows aren’t there simply to make a fashion statement, as each of the three windows are substantially larger than normal.

“The oversized, beautifully stacked windows not only look great, but they also let in lots of light — upstairs, on the main floor and downstairs, too,” says Miller.

Step into the show home’s main living area from the roomy foyer, and you’re immediately enveloped by natural light.

“The expansive windows and 10-foot-high-ceilings create a wonderful bright, airy feel that draws you inside,” says Miller. “There’s an elegant dining area to the right, a sunken living room at the back — and the kitchen in the centre.”

In short, it’s a stunning yet highly functional space.

“Its anchor point is a perfectly sized island with waterfall ends,” says Miller. “Like the countertops, it is made of Dekton, a porcelain that offers a thinner, more elegant profile, yet it’s more durable and heat resistant. The woodgrain-style cabinets are soft-close and push open and closed, while the high-end appliances are by LG. I love the long window over the range — it’s a lovely touch.”

Next comes the sunken great room, a private spot made for relaxing after a long workday — or visiting with guests after enjoying a gourmet-inspired meal.

“It has a back door, which provides access to a large, covered and piled east-facing deck that looks out onto the backyard and a detached, oversized double garage,” says Miller. “It’s not your typical garage, as it’s heated, properly graded and has an EV charger for good measure.”

Miller says the main level is completed by two appealing features.

“There’s a convenient main-floor powder room, plus a side entrance off the great room with a solid-core door; all doors in the home are the same. It provides private access to the lower level, which offers potential for a secondary suite.”

Head upstairs, and the impeccably built home continues to unfold in logical, luxurious fashion.

“The upper level offers three bedrooms, a four-piece bath and laundry area,” Miller says. “And the primary bedroom, which has a vaulted ceiling, is amazing.
