If there’s one thing families prize above all else when they’re looking to buy a new home, it’s affordability.

It’s easy to see why.

With the cost of a new entry-level home running between $500,000 and $600,000, home-buying budgets, suffice it to say, are being stretched to their outermost limits.

If possible, families desperately want to find a new residence that costs significantly less, as they need the extra money to put food on the table and clothe their kids.

Myles Viklund, the sales representative for Esprit Condominiums in Bison Run, says the well-designed condos have nearly sold out — there are presently just two units left — for one very important reason.

“At $379,900 for 1,214-sq.-ft. units and $397,900 for 1,323-sq.-ft. units, these townhomes are affordable. They are also in a strategic spot close to schools, which also helps,” he says. “These are also very family-friendly townhomes with floor plans that work well for families. That’s why the project is almost sold out.”

He also says prospective buyers need not despair.

“There’s good news — Esprit North Townhome Condominiums are coming,” says Viklund. “They’ll feature the same concept — solid livable townhomes with the essentials that families need: user-friendly layouts, a good use of space and beautiful finishes. As with Esprit, parking will be on ground level to help keep the condos more affordable.”

Walk through the condos, and it’s easy to see why they’ve been popular with families. The use of space is excellent, they’re naturally bright and the finishes look sharp. This is exactly what families are looking for — a good environment in which to raise a family.

Flexibility is the key trait of the ground-level main living areas in both the smaller and larger condos (the Hazel and Ivory models, respectively).

While a table for six can fit in without an issue, couples without children or with a small child could opt to put in a table for two to create additional play space.

At the same time, the kitchen was placed along the left-hand side to maximize livable space, leaving ample room for a good-sized living room that’s flooded with natural light coming in through a large window on the right-hand wall.

“There’s also a powder room, too which is a great feature,” says Viklund. “Islands are optional in both models, and kitchens also come with quartz countertops, beautiful cabinets and four appliances are included in the purchase price. Flooring is warm, durable, vinyl plank.”

Meanwhile, parents will like what they find on the unit’s second level — in this, the 1,323-sq.-ft. Hazel.

“The layout of these condos really suits families, as you can see when you arrive at the second floor,” says Viklund. “There’s a flex area next to a large window that can be used as a reading area or office, which is a nice touch. And the parents have the whole level to themselves.”

As it turns out, the primary bedroom (which checks in at a generous 11.3-by-12.1 feet in the 1,323-sq.-ft. model) is a revelation.

“Not only is it a good size, but it also offers a walk-in closet and a three-piece ensuite with a walk-in shower,” he says. “And having the bedroom as the only space on the second floor naturally creates separation between the primary bedroom and kids’ bedrooms.”

Then, there’s the third floor. Once again, the layout is ultra-efficient.

“Bedroom No. 2 is a really good size at nearly 10-by-11.3 feet, and comes with a walk-in closet, while the second bedroom is also a good size,” says Viklund. “The kids will also get their own bathroom too.”

Viklund says couples that qualify as first-time buyers can take advantage of a new federal program.

“There’s now a federal government GST rebate for first-time buyers that takes five per cent off the purchase price of a home. It’s not a small thing and has in fact spurred buyer activity for us here. A five per cent saving is significant.”

Regarding the upcoming Esprit North development, Viklund says unit designs will mirror Esprit Condominiums, while prices will remain under $500,000.

“They will remain affordable and will be close to two schools and the upcoming South Winnipeg Recreation Complex,” says Viklund. “Esprit North will offer great value, as will our other new projects, Sienna (apartment-style) Condos and Leva Condos. We’re excited about all three projects.”
