The average condo or detached home listed for sale last month had a higher asking price than any March on record, according to the Winnipeg Regional Real Estate Board.
The average price of a residential detached home listed in March in Manitoba was $474,567, one per cent higher than the previous best in March 2025. That price is eight per cent higher than the five-year average of $437,992.
Most homes were sold in the Waverley West area of Winnipeg, followed by East Transcona. The most homes sold outside of Winnipeg were in Steinbach.
Condominium average prices rose six per cent to $292,696. Most condos were sold in the Osborne Village area of Winnipeg.
Sales of detached homes are down seven per cent compared to March of last year, and condo sales dropped five per cent.
“Inventory continues to be low and is contributing to higher prices, but with warmer temperatures on the horizon, we anticipate more listings will come to the spring market,” Winnipeg Regional Real Estate Board president Dan O’Brien said in a release Thursday.
The average home price in March in Manitoba was highest in the Rural Municipality of West St. Paul, where prices went up eight per cent to $689,600.
There were 14 homes sold at or above $1 million in March, and 34 sold in the first quarter of 2026.
